The MAS 1 Mix House XXV Aprile project in Parma is an innovative intergenerational social housing initiative, built in 2025 and funded by the PINQuA and PNRR programs. The building houses sixty units intended for a diverse population consisting of seniors, families, and students, along with one unit for a social coordinator.
The structure stands out for its open layout, which harmoniously integrates private living spaces with common areas, workshops, and a Community Center open to the local community. From a performance and environmental standpoint, the building is classified as an nZEB due to its high energy efficiency. Integration with the landscape is enhanced by extensive green infrastructure, which includes community gardens and integrated planters, as well as the surrounding intergenerational park open to the public.

The complex transforms a previously marginalized area into an open community hub, founded on the principles of social cohesion and comprehensive sustainability, as well as care and well-being for residents.

Ceramic Integration

For the finishes and flooring, the project uses approximately 6,000 m² of porcelain stoneware supplied by Panariagroup (Panaria Ceramica and Lea Ceramiche brands)[8]. The ceramic material was chosen as a strategic resource to ensure high durability, maintenance flexibility, and maximum health and safety thanks to the Protect antibacterial technology, elegantly defining both the residential spaces and the fluidity of the communal areas[9].
